Lanzarote Mortgage Demand Surges as Canary Islands Leads Spain in June
Lanzarote’s property market is showing strong signs of renewed mortgage activity, with the island recording one of the biggest increases in residential mortgages in the Canary Islands during the first half of 2026.
New figures from Spain’s National Statistics Institute (INE) show that the Canary Islands recorded the strongest year-on-year increase in new mortgages on homes in Spain during June, with the number of mortgages rising by 31.4% compared with June 2025.
The figures provide another indication of the continuing strength of the Canary Islands property market, at a time when buying a home in Lanzarote remains a major consideration for both local residents and international buyers.
Canary Islands mortgage growth outpaces the rest of Spain
According to the latest INE mortgage statistics, 45,907 mortgages were registered on homes across Spain in June 2026.
That represented an increase of 10.8% compared with June 2025, making it the highest number recorded for the month of June since 2010.
However, the Canary Islands stood out from the rest of the country.
The number of new residential mortgages in the archipelago increased by 31.4% year-on-year, putting the Canary Islands ahead of every other Spanish autonomous community.
Castilla-La Mancha recorded the second-largest increase at 23.2%, followed by the Valencian Community at 16.1%.
The figures suggest that demand for mortgage finance remains particularly strong in the islands, despite the challenges facing people trying to enter the property market.
Lanzarote sees an even bigger increase during 2026
The picture becomes even more interesting when the figures for individual islands are examined.
Data from the Canary Islands Statistics Institute (ISTAC) shows that 8,697 mortgages on homes were registered across the Canary Islands between January and June 2026, representing a 4.6% increase compared with the same period of 2025.
But Lanzarote recorded a much larger rise.
The number of residential mortgages registered on Lanzarote increased by 48.6% during the first six months of 2026.
Lanzarote was one of only three Canary Islands to record an increase over this period, alongside El Hierro and Gran Canaria.
That makes the latest figures particularly significant for anyone following the Lanzarote property market, whether they are looking to buy a permanent home, investment property or holiday property.
June was particularly strong across the islands
The monthly figures also show a sharp increase in mortgage activity.
There were 1,663 mortgages on homes registered across the Canary Islands in June 2026, an increase of 31.4% compared with the same month last year.
The increase was widespread, with most of the islands recording growth during the month. La Palma was the exception, while La Gomera was broadly unchanged.
The total amount of money lent for residential mortgages in the Canary Islands during June reached approximately €250.7 million, which was 36.4% higher than in June 2025.
What does this mean for people buying property in Lanzarote?
The mortgage figures don’t necessarily mean that house prices are becoming more affordable.
In fact, the opposite can be true.
A growing number of mortgages can indicate that more buyers are finding ways to finance property purchases despite higher property prices.
For Lanzarote residents, this could include people buying their first home, moving to a larger property or purchasing a property after renting for several years.
There is also a significant international element to the Lanzarote property market. Buyers from overseas have long played an important role in the island’s residential property sector, particularly in popular areas such as Puerto del Carmen, Playa Blanca, Costa Teguise and Arrecife.
For international buyers, however, mortgage availability, deposits, income requirements, exchange rates and taxation can all affect the final decision to purchase.
Mortgage rates remain an important factor
The latest national figures also provide some encouraging news for prospective borrowers.
The average interest rate on new mortgages for homes in Spain was 2.96% in June 2026, according to the INE.
The average mortgage was €178,365, up 6% compared with June 2025.
The average mortgage term was 25 years, while 61.7% of new residential mortgages were fixed-rate and 38.3% were variable-rate.
Help for first-time buyers in the Canary Islands
There is also a new regional initiative aimed at helping some people who are struggling to get onto the property ladder.
The Canary Islands Government has introduced the Hipoteca Joven-Mi Primera Vivienda guarantee programme.
Under the scheme, eligible buyers can potentially obtain mortgage financing above the usual 80% level, with the regional government’s guarantee covering part of the additional borrowing.
The programme is aimed at people aged up to 40 buying their first home, as well as families with dependent children regardless of age.
The property must be located in the Canary Islands and, under the current rules, have a purchase price of no more than €250,000, excluding associated purchase costs and taxes. Eligible properties can include new-build and resale homes.
For some Lanzarote residents, this could make an important difference when trying to raise the deposit required to buy a home.
A changing Lanzarote property market
The latest mortgage statistics add another piece to the increasingly complicated picture of the Lanzarote housing market.
Property prices, limited housing supply, rental demand and the cost of borrowing are all influencing decisions made by buyers and sellers.
At the same time, the substantial increase in mortgage activity suggests that people are still finding ways to finance property purchases.
For anyone considering buying property in Lanzarote, the latest figures are therefore worth watching.
The 48.6% increase recorded by Lanzarote during the first half of 2026 is particularly striking and places the island firmly among the areas experiencing the strongest growth in mortgage activity.
However, mortgage numbers alone cannot tell us whether prices will rise or fall, or whether the market is becoming easier for local buyers. They simply show that considerably more residential mortgage activity is taking place than a year earlier.
What happens next for Lanzarote property?
The coming months will reveal whether this increase in mortgage activity represents a short-term surge or the beginning of a longer period of stronger demand.
With the Lanzarote property market continuing to attract both residents and international buyers, mortgage availability will remain an important factor in determining who can afford to buy.
For local residents hoping to purchase their first home, the combination of mortgage conditions, government support and property prices will be particularly important.
And for anyone considering buying a property in Lanzarote as an investment or second home, the latest figures provide another indication that demand for property on the island remains strong.
All figures quoted are based on official statistics published by Spain’s National Statistics Institute (INE) and the Canary Islands Statistics Institute (ISTAC) on 26 August 2026. The 2026 figures are provisional and may be revised.
