LANZAROTE RENTAL MARKET 2026 – WHAT IS HAPPENING TO RENTS?

Finding an affordable long-term rental in Lanzarote remains a major challenge in 2026, with rental prices continuing to rise and significant differences between areas of the island.
For residents, workers and people hoping to move to Lanzarote, the rental market has become one of the biggest issues facing the island.
And while some of the latest data suggests that rental price increases may be slowing in parts of the Canary Islands, that doesn't necessarily mean rents have suddenly become affordable.

HOW MUCH DOES IT COST TO RENT IN LANZAROTE?

The latest Lanzarote rental market figures from Engel & Völkers put the average advertised rental price for apartments at around €11.39 per square metre, while houses average approximately €9.83 per square metre.
According to the same data, apartment rental prices are around 4% higher than a year earlier, while house rental prices have increased by a little over 4% year-on-year.
However, averages can hide enormous differences between different parts of Lanzarote.
A small apartment in a popular tourist area can command a very different price from a larger property in a less tourist-focused part of the island.

PUERTO DEL CARMEN IS PARTICULARLY EXPENSIVE

For people looking for a long-term rental in Puerto del Carmen, the figures can be considerably higher.
Engel & Völkers' August 2026 data puts average apartment rents in Puerto del Carmen at approximately €19.88 per square metre, while houses are around €14.65 per square metre.
The figures for houses represented a substantial year-on-year increase, with the source recording a rise of approximately 21.78% compared with the previous year.
This helps explain why finding a reasonably priced long-term rental in Puerto del Carmen can be particularly difficult.

WHY ARE RENTS SO HIGH?

There isn't one simple reason.
Lanzarote has limited land, strong demand for housing and a large tourism industry. At the same time, the island needs accommodation for people who actually live and work here.
The availability of properties for long-term residential rental has therefore become a major issue.
The situation is also connected to the wider housing market.
Recent reporting based on Lanzarote data highlighted that housing had become the main concern identified by residents, with 56% of people surveyed in 2025 naming housing as the island's biggest problem.

IS THE RENTAL MARKET FINALLY SLOWING DOWN?

There are signs that some parts of the wider Canary Islands rental market may be experiencing slower growth.
Idealista's August 2026 data puts the average advertised rental price across the Canary Islands at €15.40 per square metre, down 0.8% from the previous month but still 5.3% higher than a year earlier.
That is important because a monthly fall does not necessarily mean rents are becoming cheaper overall.
Prices can dip slightly from one month to the next while remaining considerably higher than they were a year or several years previously.

LANZAROTE RENTS VARY DRAMATICALLY DEPENDING ON LOCATION

One of the biggest mistakes people can make when researching the Lanzarote rental market is looking at a single island-wide average and assuming that it represents what they will actually pay.
The difference between a tourist hotspot and a more residential location can be substantial.
Puerto del Carmen, for example, is affected by extremely strong demand for accommodation, while other parts of Lanzarote can offer different options and price points.
For anyone moving to the island, it can therefore be worth looking beyond the most popular coastal resorts.

THE LONG-TERM RENTAL PROBLEM

For residents, the issue isn't simply the price of rent. It's also availability.
A property can appear online and disappear almost immediately, particularly when the monthly rent is considered reasonable for the location.
This creates a difficult situation for workers, families and people relocating to Lanzarote.
The island's tourism economy depends on people being able to live here and work here, but rising housing costs can make that increasingly difficult.

WHAT ABOUT HOLIDAY RENTALS?

The relationship between holiday accommodation and long-term housing has become one of the biggest subjects in the Canary Islands.
Canary Islands legislation has introduced restrictions intended to address the housing situation and increase the availability of residential properties.
However, the impact remains a matter of debate.
Recent Lanzarote reporting has highlighted concerns that regulation has not automatically resulted in a large increase in affordable long-term rental properties, with some properties remaining outside the residential rental market.

WHAT DOES THIS MEAN IF YOU'RE LOOKING FOR A RENTAL IN LANZAROTE?

If you're planning to move to Lanzarote, don't assume that finding a property will be as straightforward as booking holiday accommodation.
The two markets are very different.
It's worth researching several areas rather than concentrating exclusively on the most popular resorts, checking the total monthly cost carefully and being prepared to act quickly when a suitable long-term rental appears.
And importantly, never transfer money for a property without properly verifying the landlord, property and rental agreement.

THE LANZAROTE RENTAL MARKET IN 2026

Lanzarote remains a highly desirable place to live, but that popularity comes with a price.
Current figures show that rental prices remain elevated, particularly in popular locations such as Puerto del Carmen, even though some wider Canary Islands data indicates that the pace of increases may be slowing.
For residents, the real issue is therefore not simply whether rents are rising by another few percent. It's whether people who live and work on the island can actually find suitable homes at prices they can afford.
And for anyone considering moving to Lanzarote, the rental market should be researched carefully before making the move.
