Tías Approves New Plan to Regulate Holiday Rentals and Crack Down on Substandard Housing
The Tías Town Council has officially approved a new municipal plan aimed at bringing greater control to holiday rentals while tackling poor-quality housing across the municipality.
The initiative is designed to create clearer planning rules for tourist accommodation, improve living conditions for residents, and ensure future development is more sustainable in one of Lanzarote’s most popular tourist destinations.
According to the council, Tías is currently home to 2,958 registered holiday rental properties, making it the municipality with the second-highest number of licensed tourist apartments and holiday homes on the island.
What Does the New Plan Mean?
The newly approved planning framework will introduce regulations that determine where holiday rental properties can operate and how they fit within the municipality’s long-term urban development strategy.
Alongside managing tourist accommodation, the plan also includes measures to identify and address substandard or inadequate housing, helping improve the quality of residential accommodation and prevent unsuitable properties from remaining occupied.
The council says the objective is to strike a balance between maintaining a strong tourism sector while protecting residential communities and improving housing standards.
Balancing Tourism and Local Needs
Holiday rentals continue to play a significant role in Tías’ economy, particularly in Puerto del Carmen, where tourism is the municipality’s main industry.
However, like many destinations across the Canary Islands, local authorities are facing increasing pressure to balance the needs of visitors with those of permanent residents, particularly regarding housing availability and urban planning.
The approval of the new plan forms part of a broader effort to ensure tourism development remains sustainable while improving the quality of life for those living in the municipality.
What Happens Next?
With the plan now approved, the council will begin implementing the new planning measures and administrative procedures. Property owners, developers and residents can expect further details as the regulations are put into practice over the coming months.
The municipality hopes the updated framework will provide greater legal certainty for licensed holiday rental operators while ensuring housing standards are maintained and future growth is carefully managed.
