Lanzarote Property Prices Rise as Teguise and Arrecife See Strong Growth

Lanzarote’s property market continued to climb in September, with the average asking price reaching €3,335 per square metre, according to figures based on property listings from idealista and supplied by the Lanzarote Data Centre. That represents a year-on-year increase of 13.55%, highlighting the ongoing pressure on the island’s housing market.

The latest figures show that the rise has not been evenly spread across Lanzarote. Some municipalities have seen particularly sharp increases, while others have experienced much more modest changes.

Teguise and Arrecife record some of the biggest increases

Teguise recorded one of the strongest annual rises. Average asking prices reached €3,523 per square metre in September, compared with €2,802 a year earlier — an increase of around 25.7%.

Arrecife also experienced a substantial jump. The capital’s average asking price rose from €2,000 to €2,506 per square metre over the same period, an increase of approximately 25.3%.

These figures make clear that rising property prices are not confined to Lanzarote’s best-known holiday resorts. The capital and the wider Teguise municipality are also seeing significant changes in advertised property values.

Tías remains among Lanzarote’s most expensive areas

Tías, the municipality that includes Puerto del Carmen, recorded an average asking price of €4,260 per square metre in September. This was 11.08% higher than the same month last year, when the average stood at €3,835.

The figure is a useful indicator for anyone following the Puerto del Carmen property market, although prices can vary considerably between neighbourhoods and between individual apartments, villas and houses.

A different picture in Yaiza and Haría

Not every part of Lanzarote experienced the same pace of growth. In Yaiza, the average asking price reached €3,868 per square metre, up 1.28% year-on-year. Haría recorded an average of €3,119 per square metre, a rise of 0.78%.

San Bartolomé’s average asking price was €3,133 per square metre in September. A reliable year-on-year comparison was not available in the reported figures. There was also insufficient listing data to calculate a dependable comparison for Tinajo.

What do rising property prices mean for residents and buyers?

For local residents, higher advertised prices can add to concerns about the affordability of buying a home in Lanzarote. People hoping to move to the island, purchase a first home or find a property close to work may find that their budget does not stretch as far as it did a year ago.

For prospective buyers from overseas, the figures underline the importance of researching individual areas rather than relying on a single island-wide average. Lanzarote’s market varies widely by location, property type, condition, views and proximity to the coast.

It is also important to remember that these are asking prices taken from properties advertised for sale. They are not a record of the final price paid for every home, and an average price per square metre cannot tell the whole story about a particular property.

Will Lanzarote property prices keep rising?

The September figures show strong annual growth in several parts of the island, but they do not guarantee that prices will continue to rise at the same rate. Market conditions can change, and buyers should consider their finances, the condition of a property and any additional purchase costs before making a decision.

Anyone considering buying property in Lanzarote should seek up-to-date local advice and compare similar homes in the same area. Sellers should also remember that island-wide averages are only a guide; realistic pricing depends on the specific property and current demand.

For residents and anyone planning a move to the Canary Islands, the latest figures offer a clear snapshot of how differently Lanzarote’s municipalities are performing — with particularly strong annual increases reported in Teguise and Arrecife, and a more modest change in Yaiza and Haría.
