Lanzarote’s Housing Crisis Remains in the Spotlight – But Are Solutions Beginning to Take Shape?

Lanzarote’s housing crisis has once again become one of the island’s biggest talking points after images from Arrecife this week circulated on social media, highlighting the challenges residents continue to face.

Photographs shared this week showed a makeshift sleeping area between Calle Quesera and Calle Manolo Millares in the capital, where a mattress, tent and personal belongings had been set up beside an electricity distribution point. It wasn’t an isolated incident either. Similar scenes have been reported in recent weeks, reinforcing concerns that a lack of affordable housing is leaving some people with nowhere else to turn.

For many residents, particularly young people, families and workers employed in tourism and hospitality, finding a long-term rental property has become increasingly difficult. Over recent years, rising rents, limited housing supply and increasing demand have created a situation that many describe as one of the island’s greatest social challenges.

The housing shortage has also led to some people occupying unfinished buildings or abandoned developments, while others have chosen to sleep outdoors. These images have once again prompted debate about how the island can provide more affordable homes for those who live and work here.

Efforts Are Underway

Although the challenges remain significant, there are signs that steps are being taken to improve the situation.

The Canary Islands Government has announced plans to increase the supply of protected and social housing over the coming years. Alongside new developments, efforts are also being made to speed up planning procedures, renovate existing properties and encourage more affordable homes to become available for residents. These projects will take time, but they are intended to help address the long-standing shortage of housing across the islands.

Another major change is the introduction of stricter rules for Vivienda Vacacional (VV) holiday rentals.

The new legislation places tighter controls on where new holiday rental licences can be granted, with greater powers for local authorities to decide where tourist accommodation is appropriate. New-build homes are generally expected to remain residential for a number of years before they can become holiday rentals, while limits are also being introduced to help preserve housing for local communities. Existing licences remain valid, but many will be subject to future review under the new framework.

Many residents hope these measures will gradually return more properties to the long-term rental market, although it is widely accepted that no single solution will resolve the housing shortage overnight.

Tourism Matters

Tourism remains the backbone of Lanzarote’s economy, supporting thousands of local jobs and businesses. Hotels, licensed apartments, restaurants, bars, excursion companies and many other sectors rely on visitors throughout the year.

For that reason, many believe the answer is not to reduce tourism but to strike a better balance—ensuring there are enough homes for local residents while continuing to welcome the visitors who choose Lanzarote for their holidays each year.

Visitors can also play a positive role by choosing licensed accommodation, supporting local businesses and respecting residential neighbourhoods during their stay.

Looking Ahead

Housing is likely to remain one of Lanzarote’s biggest challenges for some time. However, with new social housing projects being developed, planning reforms underway and tighter controls on holiday rental licences, many residents are hopeful that these measures will begin to ease pressure on the housing market over the coming years.

Finding the right balance between protecting local communities and maintaining a thriving tourism industry will be crucial to ensuring Lanzarote remains a wonderful place to both live and visit.
